Foreclosure tour bus rolls into Houston

HOUSTON—A tour bus more commonly found in California, Florida, Arizona—the states with the highest number of foreclosures—is in Houston now.
Kevin Riles is one of four real estate brokers responsible for listing all of the government HUD foreclosures in the Houston area.
“The neighborhood is only as good as your HOA, or Home Owners Association,” said real estate broker Kevin Riles.
He is now also the proud owner of a foreclosure tour bus.
Riles, who has been listing foreclosures since 2005, bought the bus and almost every week is offering a new tour. The tours are free, but you have to be a pre-qualified buyer and agree to let Riles be your agent.
“I think it’s a great idea, a great opportunity,” said potential home buyer Elzena Harris.
This week, homebuyers are touring investment properties or starter homes listed in the Fort Bend County area. The properties are offered for as low as $79,000 to $100,000, with considerable room for negotiation.
“One of the secrets I guess I can give out, every 30 days you typically get a price change, a reduction in price,” said Riles.
On average there are about a 1,000 foreclosed homes that are listed every month. The average savings for a homebuyer is 25 percent of the listing price.
Elzena Harris came on the tour looking for an investment property because right now HUD homes can be bought with just a $100 down. The hook is you have to be willing to pay the full asking price and be able to pay some closing costs. Overall, it’s a saving now made more convenient.
“It’s much better than having to look on MapQuest or whatever. Have someone showing them to you, to look through at your leisure,” said Harris.
The bus plans to go to north Houston next weekend to look at higher end homes in foreclosure listed for $300,000 and above.
